Here is what you actually need to know:

  • You cannot tell by looking at it. The only way to confirm is a lab test.
  • An asbestos test costs $25 to $60 and takes three to five business days. You can order kits online or through most home inspection services in Toronto.
  • Undisturbed asbestos in good condition is generally not an immediate risk. Scraping it without testing is where the problem starts.
  • If a test comes back positive, the removal requires a licensed abatement contractor — not a painter. Abatement costs $5 to $10+ per square foot and involves full containment, air monitoring, and regulated disposal.

What the Removal Process Actually Looks Like

A lot of homeowners expect popcorn ceiling removal to be dramatic. It mostly involves a spray bottle and a wide plastic scraper — which is slightly less cinematic than it sounds.

  1. Protect everything. Floors, walls, trim, and fixtures get covered in plastic sheeting. The ceiling drops wet chunks when it comes off and they land on everything within ten feet.
  2. Wet the texture. A water-and-vinegar solution is sprayed onto a section of ceiling and left to soak for a few minutes. This softens the texture so it comes off cleanly.
  3. Scrape. Wide plastic scrapers pull the softened texture off in sheets. Done right, this causes minimal damage to the drywall underneath.
  4. Skim coat. Once the texture is gone, the ceiling is rarely perfectly smooth. Small gouges and seam lines need skim coating — a thin layer of joint compound applied in one or two passes and sanded flat.
  5. Prime and paint. A fresh coat of ceiling primer followed by flat white ceiling paint. The result looks like a ceiling built that way from the start.

What Happens After Removal

The ceiling under the texture is usually in decent shape — but occasionally surprises appear. Old water staining (now visible), drywall tape that lifts when wet, and recessed light fixtures from 1978 that were not exactly level all make themselves known at this stage.

Budget a small contingency for any of these. None are expensive to fix on their own — they just add an hour or two. Knowing this in advance is better than being surprised by it mid-job.
